What Can I Do With My Block?

Land subdivision and unit development both have the potential to profit you greatly, however, prior to subdividing land or developing units, you must first determine if you have the relevant authority or permission to do so. The most frequently common questions, asked by those wishing to know how to subdivide land, are:

How many units can I fit on my block?

Your R-Code will be the biggest deciding factor regarding your unit development opportunities. Other factors such as the physical shape, existing easements, and other variables will also play a major role in determining the ultimate development potential of your lot and require careful investigation upfront.

What is an R Code?

Your property’s R-Code refers to the designated zoning density that dictates your development options. R-Codes will determine such components as:

  • The number of units you're permitted.
  • Minimum lot size.
  • Setback distance.
  • Open space requirement.
  • Site coverage.
  • On-site parking, and more.

How do I find out which R-Code applies to my property?

Types of Developments

There are various types of developments depending on the R code of your property and its overall size. View some of the more common development types by expanding the sections below.

  • Duplex (House behind / Battle axe) Development

    strata-2017

    Duplex developments are where one additional unit is added to the parent lot. These can be in the form of a simple house behind an existing house type of development, also known as a rear Strata or battleaxe development. They can also take the form of two units both with Street frontage depending on the overall frontage of the lot.

  • Triplex Development

    In similar fashion to a Duplex development a Triplex will simply be 2 new units behind the original home on the parent lot. It is also common for a Triplex style development to be developed on a corner block whereby each unit can have its own street frontage.

  • Multi Unit Development

    strata-2017

    Multi Unit developments are more common in higher inner city zonings and can include a combination of any number of units either single storey or in many cases multi levels configurations which maximise the properties plot ratio.

Any unit development or subdivision requires approval from appropriate authorities following your personal approval of a development plan. Prior to this appointment we will have already investigated availability and location of various services such as power, water & sewer. In addition we will have confirmed your properties zoning including any specific elements applicable to your property from your local authorities Town Planning Scheme. All the above can all impact your final development options.

Further to the above we can also provide a basic outline of typical development costs to ensure this meets with your expectations for the project. We will also fully explain the subdivision process and provide you with a realistic and clear time frame for the overall process from start to finish. We will then provide a suggested course of action for you to proceed should you wish to do so.

During this process we will help you fully investigate various subdivision layouts to fully maximise your properties development potential while still accounting for the location of various existing services. In addition and importantly from a resale perspective we will also fully analyse final orientation and privacy issues for your overall development.

Our in house designer designer will work with you in terms of your specific design requirements which may involve changes to our standard range of plans or in fact designing to your specifics from scratch. Once you are happy with your plan we will have a budget estimate prepared by our award winning building partner to ensure this meets your expectations.

Once your deposit has been paid we will prepare a development application on your behalf in order to achieve planning approval. During this process we will liaise on your behalf with the relevant local authority or the West Australian Planning Commission regarding any planning issues towards a satisfactory outcome.

Once your development is planning approved this ensures a smooth transition into the construction phase with all planning issues ironed out upfront.
